I have an apartment on which I am paying a mortgage. The rent money I receive from the apartment goes toward paying the mortgage. Is there any obligation or reason to give tithes from the money I receive from the rent?

It seems to me that yes. The mortgage payments are payment for the apartment. You are essentially buying a part of it with each payment. So the rental income is real income.
